Buyers often procrastinate on this task, if only because they don’t know where to start when selecting a lender. They also may feel wary about selecting the “wrong” lender, especially if they fear wasting their time or delaying their home buying timeline. You don’t have to stay with the lender that gave you pre-approval, so you can consider applying elsewhere, which is a good idea in any case.

Faster, easier mortgage lending

Then, when closing day arrives, be sure to bring the proper identification, and be ready to sign a mountain of paperwork. When you’re ready to make an offer on a home in California, it’s important to recognize that buyers are getting an increasing amount of bargaining power here. While homes were selling for more than listing price during the peak of the pandemic-fueled real estate surge, those days are gone. That means that a home listed for $1,000,000 would actually go for closer to $960,000. With that in mind, consider offering less than the listing price as a starting point — your agent will help you land on a reasonable offer. One concern with obtaining a pre-approval is the potential effect on your credit score.

Documents You’ll Need If You’re Self-Employed

It needs to make sure you have a high enough credit score to buy a home. The list on the website offers nine ADU design companies that offer pre-approved plans in the city of San Jose. Pre-approved does not mean “doesn’t require approval.” It just means the city has already deemed the plan to be code-compliant. So you still need approval but, it will just be slightly less time-consuming. The Great SoCal House Hunt is a comprehensive guide for first-time home buyers, informed by original reporting and questions from Los Angeles Times readers.

Deciding where to live in California

It also demonstrates to sellers that you're a serious, creditworthy buyer. Having a pre-approval letter in hand can give you an edge over other bidders when you're purchasing a home, for example. Touring homes is a crucial step in the process of buying a home in California. You can assess the property’s condition, evaluate its features and amenities, and determine whether it meets your needs and preferences. It’s also an opportunity to ask questions and get more information from the seller or their agent, which can help you make a more informed decision.

This will show the equity in your home, along with your principal balance and monthly payment. Certain tax documents, including your two most recent W-2 forms, are also among the documents needed for mortgage preapproval. These documents are another way to verify your income and show how much was taken out for tax purposes. You’ll likely be asked to provide W-2s for the last 2 years from current and past employers within that time frame. Unlike the prequalification process, there are some standard documents you’ll need to submit for a mortgage preapproval. However, other documents may be required depending on the type of loan you want to get, the type of residence you wish to buy and the kind of work you do.

How is a pre-approval different from final loan approval?

Does offer a unique platform with a streamlined process for building inspections, once you already have a proposal. The Los Angeles Department of Building and Safety (LADBS) created a website that houses all of the potential standard plans. Since then, Meredith has been driven to make personal finance accessible and address taboos of talking openly about money, including debt, investing, and saving for retirement. Outside of finance writing, Meredith is a marathon runner and stand-up comedian who has been a regular contributor to The Onion and Reductress.

But overall, the time between when you apply for preapproval and when you begin house-hunting depends on your unique situation, how prepared you are and how ready you are to commit to the process. You should consider getting preapproved if you’re ready to begin house hunting. With an active preapproval letter in hand, you’ll significantly increase your chances of having your purchase offer accepted.

That way, once you’ve had an offer accepted, you can just focus on getting ready for your move. Without your credit report, your lender can only give you rough estimates. This means the approval amount, loan program and interest rate might change as the lender gets more information. Because a prequalification is an initial review of your finances, you usually don’t need to supply documentation (like bank statements and pay stubs) during this stage. If you receive a prequalifying offer, you can choose to apply for the card or do nothing.

A preapproval provides an initial green light for a home loan based on a review of your finances, and isn’t a guarantee that you’ll receive a final approval. You’ll still need to find a home, negotiate a purchase price, get a home appraisal to confirm the home value supports the sales price and vet the title history to make sure you can safely take ownership of the home. Many sellers want to see a mortgage preapproval letter as part of your home offer, and certainly before they enter into a contract with you. The best time to get a mortgage preapproval is before you start looking for a home. If you don’t and find a home you love, it’ll likely be too late to start the preapproval process if you want a chance to make an offer on the home.

A mortgage preapproval is written verification from a mortgage lender that you qualify for the mortgage amount you’ve applied for, based on a review of your credit history, credit scores, income and assets. The “pre” in front of “approval” is short for preliminary, which means the lender still has to validate all of your information to issue a final approval before you close. Once the lender assesses your credit and financial profile, it’ll decide whether you’re preapproved for a mortgage.

This could happen because of an issue with the appraisal or guideline changes made by the lender. Once you’ve chosen your mortgage option, you can see if you’re approved for it. From there, we’ll give you a Prequalified Approval Letter that you can use to shop for homes. For an even stronger approval, you can contact a Home Loan Expert to get a Verified Approval.

Keep in mind that the better your financial situation is, the more likely you are to get approved. Applying to multiple lenders helps home buyers compare interest rates and choose the deal with the most favorable terms. Shopping around for a mortgage that best fits your finances can save you a lot of money over the life of the loan. Mortgage preapproval is beneficial for home buyers for a number of reasons. It helps buyers search for homes within their budget, making for a smoother and more efficient house hunt. It also makes an offer more enticing to a seller, and gets a bulk of the mortgage process done early on.

What Is Credit Card Preapproval and Prequalification?

house pre approval

The mortgage preapproval is not indefinite, but the length of time varies depending on the lender. It’s essential to note that mortgage preapproval isn’t a lender’s commitment to lend and you’ll still need to get approved for a mortgage when you decide to buy a home. Initial qualification without a full credit check may be possible with some lenders; at that point, they may be interested simply in whether you have both the income to pay back a mortgage and no credit red flags. However, to get full-scale pre-approval will likely require a credit check. The chart below lists common loan types and the basic (and wide-ranging) requirements for each. In the DTI ratio column, where two figures appear, the first refers to housing-only debt and the second refers to all debt.

Bank Statements

This means that your pre-approval is valid for a specific timeframe, usually a few months from the date of issuance. While pre-approval is an important step in the home-buying process, it should not be confused with final approval. Pre-approval is a preliminary assessment that helps you understand your budget and strengthens your position as a buyer. However, it is not a guarantee that the lender will approve your mortgage application once you find a specific property. Final approval is granted after a thorough evaluation of the property you intend to purchase, an appraisal, and other necessary checks.

Knowing how much mortgage you can expect to take out is also highly beneficial to you as a home buyer. Biden lamented that the package did not include money to bolster U.S. border security. The White House had proposed including in the package provisions it said would have helped stem the tide of migrants and asylum seekers coming to the U.S. Republicans, however, rejected the proposal at the urging of Trump, who did not want to give Biden the win on an issue that’s been an albatross for the Democratic administration. Even with a burst of new weapons and ammunition, it’s unlikely Ukraine will immediately recover after months of setbacks.

Pre-qualification is an initial assessment of your financial situation based on self-reported information provided by you. On the other hand, pre-approval is a more comprehensive evaluation, where the lender verifies the information you provide and assesses your creditworthiness in detail. Pre-approval holds more weight and is a stronger indication of your eligibility for a mortgage. Accordingly, pre-qualification is a helpful starting point to determine what you can afford but carries no weight when you make offers. Your mortgage pre-approval tells your real estate agent that if you find a house you want to buy, the loan you need will likely be approved—based on an initial look at your credit and finances today. Additionally, contacting multiple lenders gives you negotiation power and helps you understand the range of loan amounts you qualify for through pre-approval offers. Overall, shopping around and comparing offers empowers you to make an informed decision and potentially save money on your mortgage. It's important to note that a pre-approval letter is not a guarantee of a mortgage loan. It provides an initial assessment based on the information provided, but the final approval will depend on additional factors, including a satisfactory appraisal of the property you wish to purchase.

Also, the lender’s offer may not stand if your financial situation changes between preapproval and closing. Although you can get a mortgage preapproval online, it’s best to gather these documents to give the lender an accurate picture of your finances. If you already own a home and are applying for a mortgage to purchase investment real estate or a vacation property, you’ll need to provide recent mortgage statements for your current house.

The CFPB says grouping hard credit inquiries within a 45-day period will reduce the effect on your score. A mortgage preapproval is a statement, usually a document or letter, of how much money a lender is willing to let you borrow to pay for a home. The preapproval indicates that the lender is prepared to move forward with the loan as long as the home meets certain criteria and your financial situation doesn’t change drastically while you look for a home to purchase. A credit report is one of the only documents on this mortgage preapproval checklist that you won’t need to provide to your lender.

This adventure park is considered kid- and adult-friendly (though it’s mostly for kids; there are trampolines and bouncy castles too). This is the most important Eastern Orthodox monastery in the country, having been a spiritual space for over 1,000 years.

Often music-themed sailings are combined with specials from the category of Food and Wine cruises. These are usually Jazz- or Classic music-themed (often river cruise) deals, offering a gourmet voyage on some of Europe's biggest rivers, such as the Danube, or Rhone and Seine in France.

Pack as many Blue Suede Shoes as you like, a huge perk of this Ambassador Cruise Line sailing (one of four themed cruises 2023) is that it’s a no-fly cruise from the UK – London Tilbury port to be precise. No luggage restrictions, no airport mayhem…just the music in you. Christian-themed music cruises are another unique offer in this category. On those, you'll enjoy the company of hundreds and even thousands of like-minded folks sharing your ideas of God, right and wrong. And quite often, preachers there dance and enjoy the music more than the audience itself.

How much do "Music Cruises" cost,  what is included in prices?

Most of the following voyages are themed on Classic, Folk, Country, Rock, or Jazz music. Under the tutelage of legendary Jersey Shore saxophonist Screamin’ Steve Barlotta, The Sensational Soul Cruisers bring to you their Destination Soultown Show. This Concert focuses on iconic Classic Soul & Motown music from the period of time generally between the birth of Motown in 1960 to the release of Michael Jackson’s all-time selling Thriller Album in 1983. Come join our thriving Soul Train Cruise Community to share memories, fun photos and trivia, hear the latest news and reconnect with friends from the cruise.

There are some truly unique sailings, which include huge crowd dancing parties featuring NKOTB (with the "New Kids On The Block" celebrities). You’ll want to make sure you don’t completely tire yourself out dancing the night away on the trip over to Holland, as once you disembark the ship you’ll be hopping onto a coach for your day trip! Rotterdam is a great spot for your day trip, as there is so much for you to do and see you're bound to have a great time when you visit.

P&O Cruises UK ships offer each year several Music Cruises leaving from Southampton, and their Australia brand may offer such themed deals from Sydney, Australia. Most of them are Mediterranean cruises from Southampton, and Cruises To Nowhere from Sydney - i.e. without additional ports of call (which significantly lowers their cost by not including port charges). If you’re backpacking Sofia, expect to spend about 60 BGN per day. On this budget, you’ll be staying in a hostel dorm, cooking your meals, limiting your drinking, taking public transportation to get around, and sticking to mostly free activities like free walking tours and hiking. The second largest Swedish city, Gothenburg [below] exudes a modish seaside charm and relaxed atmosphere that envelops you from the get-go. Expect 17th-century canals, a world-class craft beer scene, some of the best seafood restaurants in Sweden and a host of fascinating museums from Volvos (Gothenburg is the birthplace of the famous car) to Viking ships.

This is a high-end pedestrian street filled with fashionable boutiques and designer shops, but it’s worth the stroll for the view of snow-capped Vitosha Mountain. On top of Kiki’s own famous bangers, you can enjoy unique covers of songs by artists such as Kate Bush and Frank Sinatra. Kiki Dee is famous for such musical hits as “Don’t Go Breaking My Heart”, “I Got The Music In Me”, “Loving & Free” and “Amoureuse”. In 2019 she celebrated her 55th year in the music industry, but the songstress shows no signs of slowing down.

In fact, Sofia impressed me so much that I ended up staying a few extra days! It’s a perfect budget-travel destination that sees a fraction of the tourists you’ll find in Western Europe. Prices shown are per person based on 2 adult foot passengers sharing an inside cabin from Hull on the date specified for the Themed Mini Cruise. Supplements apply for single person bookings, other cabin types and upgrades. The number of nights for a 2-night minicruise represents the number of consecutive nights spent on board.

Rotterdam is a great spot for your day trip, as there is so much for you to do and see you're bound to have a great time when you visit.

The city is packed full of interesting and quirky postmodern architecture, giving it a feel quite unlike any other Dutch city you may visit. On board our ships you'll also find a great selection of tasty food and drink to suit all tastes in our restaurants and bars. You may also fancy grabbing a bargain off some of the most popular brands in our onboard shop!

Sofia’s bus system is extensive and can get you just about anywhere you need to go using it. You can use the sofiatraffic.bg website or the Moovit app to help plan your journey. You’ll need the exact change to buy a ticket from the driver on board the bus. Tickets are 1.60 BGN and you can purchase a 10-ride pass for 12 BGN.

Public transportation – Sofia’s metro has two lines connecting the city center and the airport, as well as the central bus and train stations. Individual tickets are 1.60 BGN each, but they can’t be used on the buses, trams, or trolleybuses. A combo meal at McDonald’s costs 12 BGN while a meal at a mid-range restaurant with a drink shouldn’t cost more than BGN. You can find foods like banica (cheese pastry) for as little as 1.50 BGN, or you can pick up a hearty shopska salad or kebab for about 5 BGN.

The rotunda and the ruins are surrounded by modern government buildings and preserved in a large courtyard that remains open to the public. The small church holds weekday services so just dress respectfully. If you know when you'd like to leave, this is the best way to see what's available in 2024.

I personally think the best time to visit is spring (April-May) or fall (September-October). Both seasons have pleasant temperatures, fewer tourist crowds, and lower prices. The foliage around Mount Vitosha is spectacular during the fall, making for some excellent hiking. Temperatures range from 5-21°C (41-70°F) in the spring and 6-17°C (42-62°F) in the fall.

I believe the official line is Visas are the responsibility of passengers and we make sure we have what is needed for ports of call. We don't rely on these boards or the cruise line info as we have seen people denied boarding for not having the correct paperwork for India, also saw a couple who had to leave the RCCl ship in Taiwan as they didn't have the correct visa for China about 10 yrs ago. In we did a Princess cruise Rome to Brazil, where some US passengers had a similar experience.

Our Cruises

We’ve called the sea our home for over 300 years. On an MSC Cruise, our guests don’t just create unforgettable memories, visit incredible destinations, and enjoy the finest hospitality - they also have a chance to make a difference. From our experienced crew members to our engineers, to our expert ship builders, we’re securing the sea’s tomorrow by taking positive steps today. If the story is true about the visa (and this isn't the first time I've read something similar),  doesn't licesta have a responsibility to share the info about such ridiculously poor service on each and every post that is pertinent?

About MSC Cruises

Mostly I do email, but sometimes a typewritten snail mail letter is best. In this ugly situation,  I'd be sending the letter(s). If I can get an email of a specific person, I MIGHT also email a copy of my letter.

This has led us to launch many life-changing initiatives over the years.

While there are plenty of resources for those of us with cruise questions -- resources such as travel agents, Cruise Critic's editorial features and our message boards -- sometimes you just need to get in touch with your cruise line. Personally,  I would not mention anything beyond that you had a conversation with the Captain who offered his apologies - mentioning the coffee thing will only make them defensive, and that's not what you are aiming for. Include clear copies of every document you mention in your letter, including that stamp in your passports and proof of your travel expenses. Include the name of the official in Rabat and the official who boarded the ship in San Salvador (you have those names, right?)  Don't threaten a lawsuit or that you've spoken with an attorney. If it were me, I'd ask a friend to read the letter before I sent it to make sure it concisely and clearly explains what happened. I would not keep posting your complaint on these boards.

They really have no customer service unfortunately. Our customer service staff will be happy to help you make or change a booking, and provide you with assistance before or after your cruise. Here, we offer a roundup of dozens of mainstream, luxury and expedition cruise lines from all over the world, with key contact information including snail mail addresses, customer service phone numbers and email addresses. We've listed information for river cruise lines here.

Those considering MSC have a right to read all experiences and then toss out those that they deem as irrelevant. I have had a complaint registered with them since October, when they quoted a 28 days response time!! Absolutely zero response despite me emailing weekly concerning our very valid complaint.

They had to disembark in Portugal and get visas and re-board in a later port. They don't care about anything, the customer service is a POS. All Things Cruise is dedicated to the joy of travel.

We offer an enriching, immersive and safe cruise experience, where you can enjoy international dining, world-class entertainment, award-winning family programs and the latest user-friendly technology on board. With our cruises you can decide where to go and for how long. Choose among the best cruise destinations, with a wide variety of itineraries mapped to reveal the sights, sounds and flavors of the world's most intriguing cultures. Our ships sail year-round in the Mediterranean and the Caribbean (visiting also Ocean Cay MSC Marine Reserve, our private island in the Bahamas). Our seasonal itineraries include Northern Europe, South America, southern Africa, Asia, North America, Dubai, Abu Dhabi, Qatar, Saudi Arabia and Red Sea. We are the world’s third-largest cruise brand as well as the leader in Europe, South America, the Gulf region and Southern Africa, with more market share in addition to deployed capacity than any other player.

I have the same issue since November when I registered for the MSC Voyagers Club. I have called twice and both times they told me they would fix it since when I login to my profile it is not there. At this point I have kind of given up on MSC after the last cruise anyhow and probably will not take another cruise with them.

However, I agree that when/if she receives reasonable compensation, it would be great if she returns with the final results. I hope she will share the good or the bad ending to this  sorry situation. The most effective e-mails and letters are very short — no more than one page, or about 500 words. They include all details necessary to track your reservation, such as reservation confirmation numbers and travel dates.

In the event this ends up in a legal dispute (although good luck with that in Italy), I would be cautious with how I told the tale, but I would most certainly be telling it. Of course, I would also be sure to share a resolution if one is found (at each and every place I told the story). If MSC makes this right, that goes a long way in restoring consumer confidence.

From weekend getaways to family cruise vacations, a world of discovery awaits with MSC Cruises. Choose from 23 modern cruise ships sailing to over 250 of the world’s most sought-after travel destinations that offer something for every traveler. Swim and snorkel in turquoise waters on a Caribbean cruise, relax on the beaches of Bermuda or The Bahamas (including our private island, Ocean Cay MSC Marine Reserve), or visit the picturesque ports of Canada & New England.
